What Is Mould Remediation?

Mould remediation is the professional process of removing established mould from a building to the point where the structure is safe and mould levels have returned to baseline. It is distinct from mould cleaning — which addresses visible surface mould — and from mould treatment, which applies antimicrobial products to mould-affected surfaces.

Full mould remediation is required when mould has penetrated porous building materials: timber frames, plasterboard, insulation batts, subfloor timbers, or other structural components. At this point, cleaning the surface is not sufficient — the mould exists inside the material itself, and removal or antimicrobial treatment of the affected material is required.

The IICRC S520 Standard

The Institute of Inspection, Cleaning and Restoration Certification S520 standard is the internationally recognised benchmark for professional mould remediation. It covers:

The S520 standard is what distinguishes professional mould remediation from surface cleaning. When we say our technicians are IICRC-certified, we mean they have been assessed against the S520 standard and hold current credentials. This matters because the standard exists to protect both occupants and the building — cross-contamination during poorly conducted remediation can spread mould to previously unaffected areas.


Our Remediation Process

Stage 1: Assessment and Planning

Before remediation begins, we complete a thorough assessment: visual inspection, moisture mapping, and where appropriate, air sampling and surface sampling. The assessment establishes the extent of contamination, identifies the moisture source (which must be resolved to prevent recurrence), and allows us to plan the correct containment strategy.

Stage 2: Containment

Affected areas are physically isolated from the rest of the property using plastic sheeting and sealing tape. Containment prevents mould spores disturbed during remediation from spreading to clean areas. Depending on the contamination level, we may establish a single-barrier or multi-barrier containment zone.

Negative air pressure is maintained within the containment using HEPA-filtered air scrubbers. This draws air through the containment and exhausts it externally — ensuring that airborne spores are captured and do not migrate into adjacent spaces.

Stage 3: Removal

Contaminated materials are removed from within the containment zone. This may include sections of plasterboard, insulation batts, affected flooring material, or in some cases, sections of timber. Materials are double-bagged in heavy-gauge plastic and disposed of appropriately.

Where materials are contaminated but physical removal is not possible or appropriate (e.g., in heritage structures or in specific structural components), in-situ treatment with professional-grade antimicrobial agents is applied following mechanical cleaning.

Stage 4: HEPA Vacuuming and Cleaning

All surfaces within the containment zone are HEPA-vacuumed to remove residual spores and then cleaned with antimicrobial solutions. HEPA vacuuming is critical — standard vacuum cleaners exhaust fine particles (including mould spores) back into the air; HEPA filtration captures particles down to 0.3 microns.

Stage 5: Antimicrobial Treatment

Commercial-grade antimicrobial products are applied to all surfaces within the remediation zone. These products are not available to the general public and are formulated specifically for mould remediation — not the off-the-shelf bleach products used in DIY attempts.

Stage 6: Clearance Testing

After remediation and before containment is removed, clearance testing — air sampling conducted within the treated area — confirms that mould levels have returned to acceptable baseline. This is the verification step that confirms the remediation has been effective.

For larger or more complex jobs, independent clearance testing by a third-party environmental hygienist is available. This provides additional assurance for insurance claims, property sales, and situations where an independent opinion is required.


When You Need Full Remediation vs Surface Treatment

Not every mould problem requires full remediation. Here’s how to understand the difference:

Surface treatment is appropriate when:

  • The affected area is less than one square metre
  • The mould is on a non-porous surface (tiles, glass, painted concrete)
  • The moisture source has been identified and will be fixed
  • There is no evidence of penetration into the substrate

Full remediation is required when:

  • Mould is on porous materials (plasterboard, timber, insulation, carpet)
  • The affected area exceeds one square metre
  • There is concealed mould in wall cavities, subfloor spaces, or roof voids
  • The moisture source is structural (not a one-off event)
  • Previous cleaning treatments have failed to resolve the problem
  • Occupants are experiencing health symptoms
  • The property involves Category 3 flood or sewage contamination

Frequently Asked Questions

Do I need to leave my home during mould remediation? For any remediation that involves containment zones and HEPA air filtration equipment, occupants — particularly children, elderly, and anyone with respiratory or immune conditions — should not be in the property during active work. For minor surface treatments, this is generally not required. We’ll provide clear guidance when we scope your job.

How long does mould remediation take? A single room remediation: typically one to two days. A two to three bedroom property: two to four days. Full post-flood property remediation: one to two weeks, depending on scope. We’ll provide a realistic timeline in your written scope of works.

Will the mould come back after remediation? Mould remediation addresses the existing mould colony. Without resolving the underlying moisture source, mould can recur. Our scope of works always includes identification of the moisture source and recommendations for correction — if the moisture is fixed, the mould should not return. If an unreachable moisture source persists (e.g., ongoing groundwater in a subfloor space that cannot be fully addressed), we’ll advise on ongoing maintenance treatment.

What’s the difference between IICRC-certified remediation and a cheaper quote I’ve found online? IICRC certification means the technician has been trained and assessed against the international standard for mould remediation. Without this training, common errors include inadequate containment (which spreads mould), incorrect product use (bleach on porous materials actually feeds mould rather than killing it), and failure to address the moisture source. The cheaper quote may not be cheaper once you factor in recurring mould.
